The second tenancy of our 1 Anzac Square fitout had a different brief altogether: prove that a smaller footprint could hold its own. Same building, same brief to attract the right tenant, but a genuinely compact floorplate to work with, no boardroom-and-breakout-hub luxury of space to fall back on.

The Brief

Where Tenancy A had scale on its side, Tenancy B had a different brief altogether: prove that a smaller footprint could hold its own. Same building, same brief to attract the right tenant, but a genuinely compact floorplate to work with, no boardroom-and-breakout-hub luxury of space to fall back on. The challenge was to match the market appeal and functionality of its larger neighbour without it feeling like a scaled-down version. A different footprint called for a different workplace response.

The Outcome

Thoughtful workplace design isn’t about size, it’s about how every square metre performs. Tenancy B proves that a compact footprint can still deliver a boardroom, a breakout hub, a private office, and 19 workstations without feeling squeezed. Paired with Tenancy A next door, the two fitouts give AsheMorgan two genuinely different workplace solutions on the same floor, each ready to lease, each built to make a strong first impression.

The Design

The front-of-house features a welcoming meeting suite comprising a 10-person boardroom, a 4-person meeting room, and an intimate waiting area anchored by a beautifully curved custom bench seat with an integrated bookshelf and a small sign-in desk. Transitioning into the heart of the workplace, a generous kitchen and breakout space provides opportunities for both collaboration and relaxation, featuring a long banquette with integrated planters, a central dining table, and a well-appointed kitchen for meal preparation. The interior palette draws on soft neutral tones, light oak timber, layered shades of brown, grey, black, and crisp white accents to create depth and contrast. While intentionally restrained in colour, the space is enriched through the thoughtful use of texture, pattern, and materiality, giving it warmth and visual interest. Inspired by Scandinavian design principles, the overall intent was to create a workplace that feels calm, inviting, and timeless, brought to life through carefully curated ambient and feature lighting, natural finishes, and a rich combination of tactile materials.

Construction

A smaller footprint doesn’t mean a simpler build. If anything, Tenancy B demanded more precision. With less floor space to play with, every detail had to earn its place: the curved custom bench seat and integrated bookshelf in the waiting area, the joinery through the kitchen and breakout zone, the fit of 19 workstations into a genuinely tight work zone. Darren and Sam kept that level of finish consistent from the first workstation to the last piece of joinery, running alongside Tenancy A next door without either build slowing the other down. Backed by our trusted supplier and subcontractor network, Tenancy B landed on programme and on budget, a fitting finish to a strong run for the whole AsheMorgan project.
