The Brief

RAW Commercial Projects were engaged to design and construct a speculative office fitout for level 5 at 232 Adelaide Street, Brisbane — a heritage-listed building overlooking ANZAC Square in the CBD. The existing space comprised six small, dimly lit offices, a boardroom, two meeting rooms, and an entry — all in need of significant repair and refurbishment. The goal was to transform the 190m² tenancy into a move-in ready fitout that would attract quality tenants, reduce vacancy, and make the most of the building’s remarkable heritage features. A well-executed speculative fitout delivers real benefits for both landlord and tenant — minimising risk, saving time, and signalling the standard of the building from the moment a prospective tenant walks through the door.

The Outcome

Delivered on time, within budget, and to RAW’s highest standards, the completed fitout is one the whole team is proud of. The transformation from a cramped, dated tenancy to a light-filled, contemporary workspace is remarkable — and the heritage bones of the building are now genuinely celebrated rather than concealed. RAW is confident the fitout will attract strong tenant interest, with the quality of the design, finishes, and fixtures doing the work of securing the right occupant for this exceptional CBD address.

The Design

Managing Director Richard Wiseman and Interior Designer Linda worked closely together to develop a concept that honoured the heritage of the building while delivering a thoroughly contemporary workspace. The central idea was simple: open the space up, flood it with natural light from the building’s large heritage windows, and create an environment that a high-calibre tenant would be proud to call their office. The open plan layout was designed to accommodate up to 12 workstations alongside a formal boardroom, a kitchen and staff breakout room, and a welcoming entry and waiting area for visitors. Material and finish selections were carefully chosen to complement the building’s heritage character — ceramic tiles, timber-look vinyl planks, and carpet tiles underfoot, with feature pendant lighting in the entry and a striking canvas artwork depicting Brisbane’s inner city in 1898 anchoring the kitchen wall. Black powder-coated steel framing on the kitchen cabinetry adds a contemporary edge that sits comfortably alongside the building’s original fabric.

Construction

The full scope of works across the 190m² tenancy was delivered in just five weeks from start to completion. RAW’s team managed all aspects of the design-and-construct process, including preparation of documents, design plans and approvals, site preparation and demolition — including removal of walls and existing flooring — plastering, glazing, doors, painting, and the installation of all floor coverings. Electrical works included a full LED lighting upgrade throughout, with feature pendant lighting installed in the entry and waiting area. Fire protection services and plumbing were also managed as part of the project, along with kitchen joinery, workstations, loose furniture, and appliances. Project Manager Jason Krisanski supervised and coordinated all specialist trades, ensuring every element of the works met RAW’s compliance standards in line with Cm3 certification.
