THE BRIEF

Leading property owners and asset managers AsheMorgan sought to refresh the public areas of their commercial tower at 140 Creek Street, Brisbane. The upgrades included the bathroom and lift lobby areas of two levels.

The brief was for a design and features that would stand the test of time while being practical and hard-wearing. The location of the utilities was maintained, but the design was enhanced with warm and enduring fittings and fixtures.

DESIGN

Workers and visitors to these levels arrive at a contemporary space with clean lines and warm-toned fixtures. Feature bounce lighting highlighted a classic neutral colour palette for a classic space.

For the bathrooms, we used large porcelain tiles with a limestone look to create interest and colour variation. Complementing these were a warm-toned bush-hammered limestone wall tile that provided texture and a natural finish. We also added a clay-coloured subway tile as a feature for colour and texture. The benchtops were a non-silica Smartstone carrara marble with distinctive but delicate brown-grey streaks. In addition to being a classic natural stone, they are also extremely durable and non-porous.

CONSTRUCTION

Construction work occurred over an eight week period in the live environment of a CBD Brisbane office tower. The design and construction involved upgrades to the bathrooms – retaining the services in place – and fresh fitouts for the lift lobbies.

The lobby builds featured grid-coffered ceilings as an architectural detail, cove LED lighting channels and automatic sliding doors for bathrooms. The materials will maintain longevity and require minimal maintenance. The build progressed to plan, without major delays and in line with the budget.

THE OUTCOME

The lobby and bathroom fitouts create a welcoming, warm arrival to the levels of this central business district office. Making use of classic colours and finishes, the areas are inviting and up to date with the style for a modern professional office.

Lighting is a feature that builds on the clean lines and palette and highlights the natural tones of the wall and floor coverings.

Project delivery was on time and on budget, leaving the levels ready for the next corporate tenancies.
