The Brief

RAW Commercial Projects were engaged to design and construct four speculative fitouts across the business precinct at 2 Gardener Close, Milton. The first stage of the project focused on level 1 — an 837m² floor divided into two separate tenancies, each requiring its own distinct identity while remaining complementary to the other. Interior Designer Henna Viikari led the design across both spaces, developing fitout solutions tailored to appeal to a diverse range of high-calibre tenants. The primary challenge was to make the two tenancies feel unique and cohesive simultaneously, while also meeting noise compliance requirements between them — solved through the construction of a sound-rated inner tenancy wall.

The Outcome

The result is a fitout that will appeal immediately to the professional services tenants who call Milton home. Tenancy A makes a confident, lasting first impression — sophisticated in its design, practical in its layout, and finished to a standard that reflects the calibre of the precinct. Combined with the complementary Tenancy B next door, 2 Gardener Close level 1 stands as one of RAW’s finest speculative fitout deliveries.

The Design

The overarching design philosophy for both tenancies centred on sophistication, flexibility, and calm. Neutral, muted colour palettes were selected to exude a comfortable elegance while giving incoming tenants the freedom to layer their own branding into the space. Timber panelling features prominently throughout, adding warmth and character, while the herringbone-patterned vinyl plank flooring creates a compelling common entry that flows naturally through both tenancies. Tenancy A establishes a high-end professional tone from the moment you arrive — an impressive dark marble look reception counter anchors the entry, complemented by dramatic silver-toned leaf-print wallpaper, grey-green cabinetry, and feature lighting that sets a warm, inviting atmosphere. Darker tones of grey, black, and muted green with tan furniture reinforce the sense of considered, executive elegance throughout. Multiple meeting rooms are positioned for easy access from the reception space, with open plan workstations, a staff kitchen, and a breakout area rounding out the layout.

Construction

The 446m² fitout was delivered in eight weeks from start to completion. Project Manager Jason Krisanski supervised all specialist trades across the build, ensuring every element of the works met RAW’s compliance standards and quality benchmarks. Construction included the sound-rated wall dividing the two tenancies, full internal partitioning, joinery, flooring, ceiling works, electrical and data services, feature lighting installation, and the full supply and installation of all loose and fixed furniture including reception chairs, workstations, coffee tables, dining settings, stools, and work chairs.
