The Brief

Following the departure of long-term tenant 97.3FM, the building owners at 444 Logan Road engaged RAW Commercial Projects to review the compliance issues and upgrades required throughout the building. With building codes having changed significantly since the radio station first occupied the space, a number of areas needed to be addressed before the building could be leased to a new tenant. RAW was initially asked to provide budget costings to assist in the feasibility of the overall project — a process that ultimately led to a full building upgrade and a new tenancy.

The Outcome

The results exceeded expectations on every front. The building owners now have a fully compliant, modernised asset ready to attract and retain quality tenants. Hoffman Kelly Chartered Accountants are happily settled into a brand-new Queensland office that was purpose-designed around their requirements. What began as a compliance review evolved into one of RAW’s most comprehensive and rewarding projects — a full building transformation that delivered real value for everyone involved.

The Design

With compliance as the foundation, RAW developed an upgrade concept that went well beyond the minimum required works. The design addressed the building holistically — refurbishing the foyer, relocating the main entry, upgrading existing amenities on both floors, and creating a new end-of-trip facility for cyclists. The exterior received equal attention, with full landscaping and a repaint of all exterior awnings bringing the building’s presentation in line with its upgraded interior. Once the former radio station fitout was demolished and removed, the potential of the space became immediately apparent — and RAW worked closely with the owners and incoming tenant Hoffman Kelly Chartered Accountants to space plan and budget a fitout that suited everyone.

Construction

The scope of construction works was significant. On the compliance side, RAW installed a fully compliant disabled lift to provide accessible access to the 1,000m² level one floor, brought the PWD bathroom facilities up to current standards, and addressed handrails, stairs, and car parking throughout. The existing radio station fitout was completely demolished and cleared, opening up what had been a cramped and dark space. Ceilings and the complete air-conditioning system were replaced, and new LED energy-efficient lighting was designed and installed throughout. With the base building works complete, RAW delivered Hoffman Kelly’s new fitout — coordinating all trades to bring the space to practical completion on time and ahead of the Christmas lease signing deadline.
